Mission

Trigon Real Estate, LLC is a real estate investment company.  Our primary business model
includes building wealth over time by acquiring, repairing, and holding single family rental homes.

We have very exciting programs for private lenders which feature 10% - 12% annual interest rates.

Our homes are managed by Trigon and we maintain wonderful relationships with our tenants.

Trigon Real Estate, LLC:

A native of central Missouri, Josh was born in Jefferson City and raised in a rural setting amongst
the gently rolling hills surrounding historic Rocheport.  The nearby college town of Columbia
provided Josh with valuable exposure to mainstream social influences while he developed the
hard working mentality required for life in the country.

At the age of 16, Josh began his working career as an apprentice to a carpentry crew serving
Columbia’s Public School System.  While working during summers and holiday breaks for 4 years
Josh enjoyed learning a variety of skills including custom carpentry, floor installations, masonry,
wood and steel framing, drywall, painting, etc.  This provided Josh with the skill set to build custom
furniture, a built in shop workbench, and custom shelving units.

Josh continued to compliment his knowledge of general and custom carpentry for 2 years with his
next job as a sales associate at a local ACE Hardware store.  His dedication to customer service
coupled with an enthusiastic approach to learning enabled Josh to quickly gain knowledge of
hardware, plumbing, paint, hand and power tools, and electrical components.  While answering
questions and solving a variety of customer dilemmas Josh rapidly gained real world
understanding of home maintenance and improvement.

Following his school graduation in June 1999, Josh attended Purdue University for 5 years where
he obtained his Bachelors of Science in Mechanical Engineering.  During his time at Purdue, Josh
remained very active in both academic and extracurricular activities.  

After his spring 2004 commencement, Josh took a full time job with Caterpillar in Aurora, IL.  After
4 years of employment Josh has worked on several exciting projects and enjoyed rapid success.  
His quality work as a design engineer has been supplemented with a unique assortment of
hands on experiences.

Josh's focus and dedication has helped build a solid foundation for Trigon Real Estate.  As the
company's Financial Director, the company has enjoyed over 2 years of growth.

Josh Nolke:

Managing Members:

Dan grew up in the northwest suburbs of Chicago, IL.  From an early age, Dan would help his
father, also an engineer, with projects around the house; he helped finish his first basement

at 10 years old.  This provided an early appreciation for construction techniques as well as

providing Dan with good hands on experiences.

Dan graduated from Northern Illinois University with a degree in Mechanical Engineering in
December of 1997.  He immediately began working for Caterpillar, Inc.  Dan has worked in

many manufacturing roles including CNC programming, fixture design, and factory

supervision where he managed a $2.5 million budget portion of the factory along with an

UAW hourly workforce.  Since April of 2003, Dan transferred to the Powertrain engineering

department and continues to bring innovative designs and practical manufacturing

experience to the group.  

In September of 2001, Dan partnered with a friend and rehabbed a property in Palatine, IL.  

They performed all of the repairs and managed the project.  This project took approximately

3 months from start to final closing and netted approximately $40,000 in profit.

Dan continued his entrepreneur desires and started his own business Lifestyle Trainers, Inc.
in December of 2002.  Dan created InternetPT an online personal training company.  This
company employed Certified Personal Trainers that worked with clients from around the globe.  

The clients appreciated the service and the program, but there was not enough traffic to
make this a full time business.  With Dan’s priority shifting priority toward family life, he chose to
shut down operations in June of 2004.  Dan truly enjoyed helping people meet their fitness goals
and is looking forward renewing that part of Lifestyle Trainers, Inc. in the future.  Dan continues

to enjoy triathlons and an active lifestyle. 

In May of 2004, Dan and his wife Kristen and their daughter Emily moved from Aurora, IL to  

Plainfield, IL.  By not selling their home in Aurora and renting it for 2 years, Dan was able to realize

a 12% sale price increase and have the rental income cover the expenses.


Overall, Dan’s combination of 10 years of solid employment at Caterpillar, real estate
experiences have proved successful in Trigon Real Estate, LLC.
